House Rules

1. No Parties or Events

No parties, receptions, gatherings, or events are permitted at any time.

Security cameras are located in the courtyard and exterior entry areas for safety purposes.

Failure to comply may result in immediate termination of stay without refund.

2. Quiet Hours

Please be respectful of other Villa guests and surrounding neighbors.

Quiet hours: 10:00 PM – 8:00 AM

Loud conversations, music, or disruptive behavior should be avoided in the shared courtyard during quiet hours.

3. Smoking Policy

Bliss Pool Villas is a non-smoking property inside all villas and within the shared courtyard and pool area.

• A designated smoking area with cigarette disposal is provided outside of the courtyard, to the left side of the property when facing the villas from the street.
• No smoking inside villas
• No smoking in the courtyard or pool area
• Proper disposal of cigarette butts is required

Evidence of indoor smoking will result in a minimum $500 remediation fee.

4. Registered Guests & Minimum Age

The person who booked the property must be present for the entire stay and is responsible for any potential damages.

• The primary guest must be at least 22 years old
• Only registered guests are allowed on the property
• Daytime visitors require prior approval from the host

For Airbnb reservations, visitor approval must be requested through the Airbnb app prior to arrival.

5. Pool & Liability Disclaimer

There is no lifeguard on duty. Swim at your own risk.

The property is not suitable for children under 12 without direct parental supervision.

By booking, you and your party assume all liability and agree to hold RealDeal FL LP, doing business as Bliss Villas, along with its owners and agents, harmless from any claims arising from the use or misuse of any part of the property or its amenities.

6. Weekly Maintenance

Pool and general maintenance services occur weekly and may make certain areas temporarily unavailable for brief periods.

7. South Florida Wildlife & Pest Awareness

This is South Florida. If doors are left open, insects such as mosquitos, spiders, palmetto bugs, or other pests may enter the villa.

We maintain routine pest and animal control service.

We do not issue refunds for insects or wildlife found inside or outside the property.

If an issue arises, please message us and we will address it promptly.

8. Tropical Storm & Hurricane Policy

Tropical storm and hurricane season lasts approximately six months in Florida.

We strongly encourage purchasing travel insurance, as refunds are not provided for weather-related events.

Refunds will be issued only if a mandatory evacuation is ordered by local government authorities.

• Guests will be notified
• Guests must vacate the property in time for storm preparation and securing of the premises

9. Courtyard & Pool Safety

• No glass bottles or drinking glasses in the courtyard or pool area
• Plastic or paper items only
• No diving

10. Pet Policy

Pre-registered quiet and non-aggressive pets under 30 lbs. are welcome.

• Pets are not permitted in the courtyard or pool area unless transiting off property, out of consideration for other guests
• Dogs may be walked along the street
• Guests are responsible for cleaning up after their pets

Any damage caused by pets may result in additional charges.

11. Electric Vehicle Charging

We support eco-friendly travel and the use of electric vehicles. However, the property is not equipped for EV charging.

If you require charging during your stay, let us know and we will gladly provide information on nearby charging stations.

12. Compliance

Failure to adhere to these House Rules may result in early termination of your stay without refund.
